Cost segregation

Learn how cost segregation can benefit your business.

A cost segregation study reclassifies parts of a building into shorter depreciation lives, accelerating deductions and improving near-term cash flow. It is most powerful for owners of commercial property or residential rentals placed in service recently.

  1. 1Best for buildings with a cost basis above roughly $500,000
  2. 2Typically shifts 20–40% of basis into 5, 7 and 15 year property
  3. 3Can be applied to prior years with a catch-up adjustment
  4. 4Pairs with bonus depreciation for a larger first-year deduction
  5. 5We model the tax benefit before you commission a study
